The contingent remainder to the first child of Y who becomes a clergyman is invalid under the Rule Against Perpetuities.

Viewing the matter from the date of the conveyance, it is possible to imagine a situation in which the remainder to the child could vest later than lives in being plus 21 years. For example, Y’s child, C, could be born to Y after the date of the conveyance, and C could be a clergyman more than 21 years after the death of Y, and more than 21 years after the death of A and B, Y’s children living at the time of the conveyance (Y and Y’s children living at the time of the conveyance are the “measuring lives,” since they are living people specifically mentioned in the conveyance). This remote vesting is possible even though it is unlikely. Thus, the contingent remainder is void.
